Asset Management

In both challenging economic times and hectic expansive markets, Residential and Commercial Developers, Bankers, Lenders and Agents often find themselves overwhelmed by the ongoing need for tenant improvements, modifications, management and maintenance of a growing portfolio of unoccupied or incomplete properties. In addition to our Financial Risk Management services, Marquis Service Group also provides full-service support for distressed real estate assets.

Financial

  • Conduct initial strategic review of property; review external audits and business plans; provide report vs. current market with recommendations for best casting
  • Model life-cycle financial analysis for each asset from acquisition through disposition
  • Facilitate property acquisitions and dispositions as needed, and participate in pre-acquisition due diligence efforts
  • Monitor trends within comparable and competitive markets and prepare market updates as required
  • Manage budgets, cash flow, operating cost analysis and investment projections; manage reserves; maximize total return
  • Compile and prepare monthly financial reports including income statements, balance sheets, cash flow reports and debt service overviews

Construction and Capital Improvement Program

  • Construction completion, remodel and punch list management
  • Tenant improvements and build-outs
  • Build-to-suit modifications to accommodate new tenant

Operations and Property Management

  • Coordinate real estate transactions
  • Liaise with owner and tenants, attending meetings as required
  • Prepare and manage leases, renewals and billing; address issues and resolve conflicts
  • Negotiate third party contracts
  • Various administrative duties

Communication

  • Establish and maintain positive relationships with tenants, property managers, Homeowner Association (HOA) representatives, leasing agents, REALTORS, appraisers, hospitality groups and other stakeholders
  • Attend monthly (in person or by phone) and annual (in person) HOA meetings

Maintenance

  • Serve as managing agent and first point of contact for emergencies, repair, renovation and rental matters
  • Conduct bi-weekly physical inspections (or as often as deemed necessary) of properties inclusive of common areas, leisure amenities, exterior, landscape, outbuildings and mechanical areas. Prepare and provide reports accordingly
  • Hands-on property management, inclusive of landscape maintenance; cleaning services and the like
  • Ensure property is upkept and clean (ready for viewing)
